Our strategy begins with a search for viable real estate assets with a history of under-performance using LREM’s network of local and national professional accountants, lawyers, title companies, banks, investment bankers and environmental consultants. A careful analysis is commissioned of not only the property, but also the surrounding market in which it is located, as well as the best financial package for project development. Potential risks and returns are discussed in detail with a keen eye focused on future market trends and regional legislative actions. Project costs and a development timeline are carefully considered by a team of professional engineers, designers and contractors who participate in the due diligence process before a property is acquired. And it is the members of this team that will actually be “swinging the hammers” once the acquisition is completed and project work begins.

Investment Partners
LREM welcomes co-investors as part of its acquisition strategy. The firm seeks to match each asset to the risk profile, investment criteria, return hurdles and investment horizons associated with lenders and equity partners on a case-by-case basis. To minimize surprises, investors are provided with all critical underwriting information, and third-party agents are thoroughly briefed prior to the commencement of a transaction.
